For portfolio landlords
Twelve properties. One operating system.
Grouped visits, centralised issues, compliance across the whole portfolio and one accountable relationship, instead of a different arrangement at every address.
What changes at scale
Multi-property dashboard
Every property, package and subscription status on one screen, sorted by what needs attention first.
Grouped visits
Reviews and minor visits scheduled together where properties sit near each other, which means fewer wasted appointments.
Centralised issues
One queue across the portfolio, with the property, tenant and status on every row.
Compliance visibility
Certificate dates across every property, with what falls due in the next 90 days at the top.
Portfolio reporting
Spend, works completed and recommendations by property, so budgeting is not guesswork.
One accountable relationship
One operations contact, one set of rates, one place the history lives.
| Property | Size | Package | Next review | Compliance due | Open issues |
|---|---|---|---|---|---|
| Flat 4, Wandsworth | 2 bed | Protect | March | CP12 in 7 weeks | 1 |
| House, Clapham | 4 bed | Complete | February | EICR in 11 months | 0 |
| Studio, Islington | Studio / 1 bed | Essential | June | EPC in 3 years | 0 |
| Flat 11, Fulham | 3 bed | Protect | April | CP12 in 5 months | 2 |
Pricing
Portfolio pricing is agreed, not advertised.
Every property is priced by its size band from the published matrix. Where a portfolio justifies it, a discount is agreed in writing and applied to every property on the account, so you always know what each address costs.
What a subscription is
A subscription is a structured operations, reporting and oversight service, not unlimited repairs. Materials, specialist work, major repairs, emergency attendance and tenant damage are quoted separately unless a package states otherwise.
Worked example
- 4 × 3-bed on Protect
- £149 each
- Subtotal
- £596 / month
- Agreed portfolio discount
- Quoted per portfolio
Figures from the published matrix. Nothing is charged until the agreement is signed.
Start with two properties, not twelve.
Most portfolio landlords put their two most troublesome addresses on first. Book a Property Review and we will tell you which two those are.
